As a Licensed Florida realtor, I find distressed properties that banks and home owners want and need to sell. I research the neighborhoods, offer prices accordingly, and get investors to purchase the properties with cash. I inform the investor before offering to purchase the property the amount of rehab also necessary to make the house sellable. I also inform the investor of the final purchase price range when we go to sell the completed project. Since I have also been a Florida Appraiser since 2005, I have a better understanding of the homes values both in the purchase price and the future sales price. I also have a rehab crew so my estimates for the rehab are fair and understood from the beginning. I am conservative with the final sales price to maximize the understanding of what the investor should receive once the house is rehabbed and sold.
